A property is any lodging you rent out, such as a vacation rental, hotel, hostel, B&B, holiday house, apartment house or campground. Manage your properties in Settings > Properties. Each property is divided into rooms, the individually bookable sections guests book, and needs at least one room.
- Even if you rent your property as a single unit, such as a vacation rental, define one room to represent the entire property.
- Beds24 supports multiple categories or room types within one property, and multiple inventories.

Properties or rooms
- Hotels, B&Bs and inns are usually set up as one property with several rooms.
- If you have several independent lodgings, for example apartments or villas, you can still set them up as rooms if it suits your marketing strategy. Each room (which can also be an apartment, house and so on) can have its own pricing and booking rules.
- With separate properties, each can have its own property booking page, with its own design if required. You can also use an agency booking page with advanced search functions (for example facilities or location) that shows all properties. See How to setup Multiple Properties.
- If you use the Channel Manager, set up Beds24 as similar to your booking channels as possible. If your lodgings have different hotel codes at Booking.com or another channel, they must be set up as different properties.
Create a property
You can create a property in several ways:

Import existing bookings
After you create a property, import your upcoming bookings.
- Booking.com, Airbnb and Expedia: import all upcoming bookings automatically once you've connected the channel, in Settings > Channel Manager > Airbnb Mapping, Booking.com or Expedia. This is the recommended method, because Beds24 can then import changes to these bookings automatically. The channel help pages have the instructions.
- Other bookings: upload them as a .csv file. The import takes a maximum of 100 bookings at a time. It's designed for upcoming bookings, but you can import bookings up to one year in the past. See Import bookings manually.
Warning: Check carefully which bookings you import. If you have upcoming bookings on Airbnb, Booking.com or Expedia, import them directly from the channels so you don't duplicate them.
