Fixed Prices apply to a range of dates, from a first to a last night, and carry their own rules about when they're available. When several Fixed Prices exist for a date, Beds24 offers the lowest price that matches the guest's selection, unless you change the strategy.
Quick Guide
- Go to Prices > Fixed Prices and click Add Fixed Price.
- In the Summary tab, set the prices, dates and rules.
- In the Rooms and Channels tabs, choose the room and where the price is used, then save.

How Fixed Prices work
By default, when several Fixed Prices exist for a date, the system offers the lowest price that matches your criteria. To stop a price from being undercut, change its Strategy.
With several Fixed Prices, keep your highest price always available and create lower prices for longer stays, days of the week or date ranges. This lets you build detailed price models.
Daily Prices are easier to manage if you have seasonal prices, many price options or dynamic prices.
Create a Fixed Price
Steps:
- Go to Prices > Fixed Prices and click Add Fixed Price. A pop-up with several tabs opens.
- In the Summary tab, set the prices, dates and rules (see the table below).
- In the Rooms tab, select the room.
- In the Channels tab, tick where the price is used.
- Optional: set discounts in the Discounts tab and upsell items in the Upsell tab.
- Save.
Expected result: the Fixed Price shows in the calendar view of Prices > Fixed Prices for its dates.
Summary tab settings
| Setting | What it does |
|---|---|
| Name | The name of the price. It doesn't show on your booking page. |
| Color | A custom colour for the price. The default is #4aa41c. |
| Price Per | Night is the default. Only prices per night can be sent to channels. |
| Room Price and Room Price for | Offered for the room up to the number of people you set, or the maximum occupancy in Settings > Properties > Rooms > Setup. Guests above that number pay the Extra Person or Extra Child price. Only offered if the box is ticked. |
| Single Price | Offered for one person. Only offered if the box is ticked. |
| Double Price | Offered for two people. If there's no single price, it's also offered for one person. Only offered if the box is ticked. |
| Extra Person | Added per extra person to the single or double price. Example: for 3 people, the double price plus one extra person price. With only a single price, the single price plus two extra person prices. Only offered if the box is ticked. |
| Extra Child | Like Extra Person, but for children. It's calculated first for extra children, then the extra person price applies to the remaining extra guests. Only offered if the box is ticked. |
| First Night and Last Night | The first and last night the price is valid. |
| Slice by Date | Divides the price into separate prices with different start and end dates. |
| Strategy | Default (Allow lower prices): the lowest price for the guest's selection always applies. Do not allow lower prices or minimum stays: lower prices or shorter stays aren't allowed (if this price's minimum stay is more than one). For channel management, this blocks only this rate code. Do not allow any other prices: all other prices are overridden. For channel management, this blocks all other Fixed Prices. |
| Minimum Stay | The minimum number of nights for this price to apply. For example, set 2 or more on all prices to stop one-night stays. Also use it for cheaper long stays: create a second price with the longer minimum stay and a lower price. |
| Min days until check-in | How many days before check-in the guest must book at least. Use it for early bird prices. |
| Max Days in Advance | How many days before check-in the price becomes bookable. For example, 0 allows the price only for a stay tonight. Use it for last-minute prices. |
| Booking Type | The booking style for this price. For example, a 1-night minimum stay price as Request only and a 2-night minimum stay price as Automatic. |
| Allowed | The nights of the week the price applies. The price is only offered if every night of the stay falls on a ticked day. Example: for a weekend price, deselect Monday to Thursday. Unticked nights show as unavailable unless another price covers them. |
| Check-in Allowed | The days a booking can start on. Example: for Saturday-to-Saturday weekly rentals, deselect all days except Saturday. |
| Check-out Allowed | The days a booking can end on. The price is only offered if the departure day is ticked. |
| Allow Multiplier | Set to No to exclude this price from the Calendar price multiplier and the Yield Optimiser. |
If you have room, single and double prices, the system finds the cheapest price or combination for the number of guests and offers it.
If your children price applies to an age group, change the text of the children selector in Settings > Booking Engine > Property Booking Page > Developers > Custom Text, for example:
Children|Children under 10
Child|Child under 10
Rooms, offers and linking
In the Rooms tab, select the room the price applies to. You can link the price to other rooms, which is a quick way to create prices for similar rooms. An offset raises or lowers the linked price.
Leave Offer at 1, your default offer that always shows. Only change it if you have activated more offers.
Discounts and upsell items
- Discounts tab: see How to setup Discounts. These discounts aren't sent to channels.
- Upsell tab: enable or disable optional upsell items for this price. Only the optional items enabled for a price in the booking are offered to the guest. If a booking combines Daily Prices and Fixed Prices, all upsell items are offered. Compulsory upsell items are always enabled.
Booking channels
If you use the channel manager, tick the channels the price applies to in the Channels tab. The price is only offered to ticked channels, so you can set different prices for different channels. See Setting Prices for Booking Channels.
Copy, change and delete Fixed Prices
- Copy: to use the same price for another room, click Save as a Copy.
- Change: click the price and enter your changes. You can also reuse an old price by changing its start and end dates.
- Delete: you can delete a price and add new ones.
- Bulk delete: click the user icon at the top right, then Account Management > Manage Account > Manage Property > Manage Room. In the old control panel, use Sub Account at the top right.
Combine Fixed Prices and Daily Prices
With Fixed Prices, you don't need Daily Prices for every day. Use a Daily Price to adjust the price for a date or date range.
Set how they combine with Daily Price Strategy in Settings > Properties > Booking Rules: Daily Prices can be undercut by Fixed Prices (Default) or not (Do Not Allow Lower Prices).
Customise the display
- Calendar: set a colour for each price in the Summary tab. In Settings > Account > Preferences, choose whether the Calendar shows only the name or the name and the prices.
-
Price description in messages: the template variable
[RATEDESC], used for example in the host notification for new bookings, shows the offer summary from Settings > Properties > Offers for booking page bookings, and the rate description the channel sends for OTA bookings.
Important Notes
- You can have up to 100 Fixed Prices per room type. If you need more, Daily Prices may suit you better.
- Extra Person and Extra Child prices aren't sent to channels.
- With linked prices, only the room the price was set up for updates to channels instantly. Linked rooms update with the next routine update, or you can push them manually.
- Click Price Check at the top of the page to see which prices and rules apply for dates or a guest selection, and why. You also find the Price Check tool on the Calendar and Support pages.
