The Yield Optimiser in Prices > Yield Optimiser adjusts your prices automatically based on demand shortly before check-in. You create rules that raise or lower prices by a percentage when a trigger condition is met, and several rules can work together.

How the Yield Optimiser works
- Each rule can be assigned to one or more rooms.
- A rule only changes the price when its trigger condition is met and the room multiplier hasn't been overridden manually.
- The multiplier applies to all prices. To exclude a Fixed Price, set Allow Multiplier = No in its Summary tab.
- The percentage set by the Yield Optimiser shows in the Calendar with a blue background. You can override it manually; manual values have a white background.
Set the rule
Set the start and end dates the rule is valid for, and the percentage of your normal price to charge when the rule triggers. The maximum is 250%.
Example: the normal price per night is €100. 40% lowers it to €40, 150% raises it to €150, and 100% leaves it unchanged.
You can choose not to apply the rule for channel management.
Note: the Yield Optimiser doesn't override multipliers entered manually. To remove a manual multiplier, click in the Price Multiplier row in the Calendar, select Auto and enter the date range. Yield Optimiser rules then apply again.
Set the trigger
The trigger sets when prices change. Rules trigger per date, so they only apply on dates that meet the condition.
- A rule can apply to arrivals up to 30 days ahead. You can restrict it to a shorter period or a time window.
- A rule can apply when a set number of rooms is available on the night:
- If you select several rooms, their availability is added up and the sum triggers the rule.
- If you select no rooms, the rule uses the availability of the rooms selected in Apply to, and each room's own availability triggers the rule for that room.
Choose the rooms
In Apply to, tick the rooms the rule applies to.
Several rules can apply at the same time, and their changes add up. The order of the rules doesn't matter.
Example: original price €100, rule 1 = 120%, rule 2 = 150%. 120% of €100 = €120, and 150% of €120 = €180. The other way round gives the same result: 150% of €100 = €150, and 120% of €150 = €180.
Tip: check carefully that your rules work as expected.
