Using Airbnb and Booking.com

If your properties are listed on both Airbnb and Booking.com with the same setup, import your listings from Airbnb first, connect Booking.com and import its bookings, and only then complete the Airbnb connection. Importing from Airbnb is recommended because its details are simpler and more complete. Airbnb lists individual rooms or listings, while Booking.com has one hotel ID with the rooms inside it.

Once both are connected, you manage content in Beds24 and update both channels, send prices and availability to both, and import their bookings, modifications and cancellations.

Quick Guide

  1. Connect your Airbnb account and import your listings. Don't map them yet.
  2. Complete property and room information and prices, then connect and map Booking.com.
  3. Block dates and enter bookings from other sources in the Beds24 calendar.
  4. Set Booking.com to Import (1 way only) and import its bookings.
  5. Map your rooms to your Airbnb listings and import the Airbnb bookings.
  6. Set Booking.com to Enabled and send prices and availability.

Before you start

  • This approach works when your individual rooms are listed on both Booking.com and Airbnb, with the same setup on both.
  • Beds24 can connect all Airbnb hosts who are eligible to use the Airbnb API. Airbnb restricts API access in some cities. If you're not sure you can use it, ask Airbnb support to check with your market manager. If you can't, use Airbnb iCal to sync calendars only.
  • Airbnb doesn't let co-hosts use its API. All connections must be made from the host account. See Co-hosts for the options.
  • Hosts in bigger cities in Germany, Austria and Switzerland can use the API connection if they enter an imprint in their Airbnb profile (under Account, German only).

For how channels work in general, see How the Channel Manager works.

Step 1: Connect Airbnb and import your listings

  1. Go to Settings > Channel Manager > Airbnb > Accounts and click Connect with Airbnb.
  2. Log in to the Airbnb account you want to connect. If you were already logged in, make sure it's the right account. Airbnb login screen
  3. On the authorisation page, agree to the Airbnb terms and click Allow, then Return to go back to Beds24. Airbnb authorisation page for Beds24 Return to Beds24 after authorising Airbnb
  4. Click View Listings and Import the first listing to create a property in Beds24 with one room. If you have several rooms in the same property on Booking.com, import the other listings with Add a room to an existing property.

Expected result: The new properties and rooms show in Settings > Properties > Rooms, with your prices imported as daily prices. If there's no Import button and Connected Room shows unknown, log in to Airbnb and set the listing to manual. For details, see Import listings from Airbnb.

Then complete the property and room information and prices in Beds24, as described in Complete property and room information and prices: check fees, amenities and picture captions, and check View Content before you choose sync type Everything.

Warning: Don't connect the Airbnb listings to Beds24 yet. Wait until the Booking.com connection is complete.

Step 2: Connect Booking.com

Request the connection at Booking.com, enter your hotel ID and settings in Beds24, and map your rooms and rate plans. Follow steps 1 to 4 of Connect your Booking.com property:

  1. Request the connection at Booking.com. Tick all tick boxes, and choose Don't connect me automatically to the provider unless your prices in Beds24 are ready to send.
  2. Enter your hotel ID and settings: Booking.com Rate Type, Booking Price Import and an optional multiplier.
  3. Map your rooms and map your rate plans. Click View Actual Data to check which prices and availability will be sent.

Warning: Don't set Enable = Enabled yet. Booking.com would remove your inventory and rates as soon as you activate the connection.

To offer fewer rooms to Booking.com, limit the accepted bookings in Channel Inventory.

Step 3: Update your Beds24 calendar

Block dates and enter bookings from sources other than Booking.com and Airbnb, either by entering bookings or by using the inventory and override functions in the calendar.

  1. Click Add booking at the top of the control panel and create the bookings.
  2. To close dates in the calendar, see Close Rooms.

Step 4: Import your Booking.com bookings

  1. In Settings > Channel Manager > Booking.com > Mapping, scroll down to the rooms, set Enable = Import (1 way only) and click Save.
  2. Click Get Connection Status to check the connection is activated.
  3. Click Import existing bookings until all upcoming bookings are imported. This blocks the booked dates in the Beds24 calendar.
  4. Go to the Calendar and check that all Booking.com bookings are imported and that dates booked through other sources (not Airbnb) are blocked.

If bookings don't import, see the warning in Import your upcoming bookings for the CSV import.

  • Channel collect payments show in the booking invoice if Import Channel Collect Payments in Settings > Channel Manager is set to Charges or Charges and Payments.
  • To let cancellation fees and commission values overwrite the booking values when the channel cancels, set Import Cancel Fees = Yes in Settings > Channel Manager.

Step 5: Connect your Airbnb listings

Map each Beds24 room to its Airbnb listing in Settings > Channel Manager > Airbnb > Mapping:

  1. Change the pricing model if you want. Select Occupancy Pricing to send prices for different numbers of guests or lengths of stay, and click Save. See Pricing models.
  2. Click Price Data under View in Room Mapping to check which prices and availability will be sent.
  3. Select your sync type, see Sync types. Always check View Content before you select Everything, and click Save before connecting.
  4. Click Connect and select the Airbnb listing for the room.
  5. Check the connection: check Price data, give Airbnb a moment, click Update, and open the Airbnb Listing link to check the listing can be booked (don't finish the booking). If Airbnb returns an error, see Airbnb error messages.

For all details, see Connect listings you already have on Airbnb.

Step 6: Import your Airbnb bookings

Click Import existing bookings to import the bookings you already have on Airbnb. Bookings imported before through Airbnb iCal aren't imported again, so delete them before you click the button.

Warning: Airbnb doesn't send blocked dates. Update them manually in the Beds24 calendar.

Note: The import includes ongoing bookings from the last four weeks that haven't reached their check-out date. Long stays of more than four weeks aren't included.

Step 7: Turn on the two-way Booking.com connection

  1. Go to Settings > Channel Manager > Booking.com > Mapping.
  2. Scroll down to the rooms, set Enable = Enabled and click Save.
  3. Click Update for each room to send the inventory and prices to Booking.com straight away.

See also Activate the connection and Check the connection.

Expected result: Both channels get your prices and availability from Beds24, and all bookings from both are imported into Beds24.
