In Settings > Channel Manager > Airbnb > Specific Content, you set values that only apply to Airbnb, such as house rules, check-out instructions, fees and taxes, and accessibility features. Use the context help next to each setting for details.
After making changes, go to Settings > Channel Manager > Airbnb > Mapping and click Update to send them to Airbnb. See Airbnb Mapping.
Note: If your sync type is Prices and Availability or Limited, only pricing, and taxes and fees, are sent. Everything else counts as content and can be set in Airbnb.

House rules and children
If you don't allow children or infants, Airbnb requires a text explanation. For house rules, you can add a text description. Enter the house rules, and their descriptions if you want to send them, as Custom values in Specific Content.

Weapons on property. Describe any weapons (firearms, airguns, tasers, etc.), their location and how they're secured. |
ANIMALS |
Dangerous animals on property. Describe any domesticated or wild animals that could be a health or safety risk to guests or other animals. |
HASPETS |
Pet(s) live on property. Describe the pets. |
Check-out instructions
You can send check-out instructions for the tasks you expect guests to do before they leave.
- If the fields are empty, nothing is sent or overridden.
- If you enter text, Beds24 sends it and overrides what's set in Airbnb.
- Removing the text in Beds24 doesn't remove the task in Airbnb. To remove a task, do it directly in Airbnb.
Fees and taxes
- Send the taxes and fees Airbnb supports as Custom values. If you apply a linen fee, Airbnb adds it to the cleaning fee.
- To send taxes, click Check if you are eligible to send taxes. If Airbnb allows you to send taxes, set them under Custom. The context help for Custom has detailed instructions.
Warning: A price multiplier in Settings > Channel Manager > Airbnb > Mapping is also applied to the cleaning fee. To override this, set the cleaning fee as a Custom value in Specific Content.
Accessibility
Airbnb requires a picture for each accessibility feature.
- Add a picture for each feature you want to send in Settings > Booking Engine > Pictures, see Pictures.
- Click Manage and note the picture ID.
- In Specific Content, add a Custom value with the feature followed by the picture ID.
For example, this sends the feature PARKING_DISABLED with picture P-12345:
