Optimise for Airbnb is an Airbnb programme that keeps selected stay dates open for Airbnb guests during high-demand periods. When you opt in, the stay dates stay open on Airbnb and your direct booking channels, and Beds24 temporarily restricts your other connected channels during the booking window.
Quick Guide
- Go to Settings > Channel Manager > Airbnb > Optimise for Airbnb.
- Review the opportunities Airbnb suggests for your listings.
- Adjust the stay dates if you want, within the allowed range.
- Turn on the toggle for each opportunity you want and click Save selections.

Opportunities
Airbnb identifies booking opportunities from historical traveller demand for similar listings. Each opportunity has:
- Booking window: the period when guests are searching and booking.
- Stay dates: the actual stay dates the opportunity covers.
Rebate
Listings in Optimise for Airbnb may be eligible for a 1% rebate on qualifying Airbnb payouts for eligible bookings made through an active opportunity. The rebate applies to qualifying bookings with stay nights from and including 1 July 2026 to and including 30 September 2026.

Eligibility
To receive opportunities, a listing must:
- Be connected to Beds24 through the Airbnb API integration.
- Use the Beds24 channel manager to manage availability across connected channels.
Airbnb decides which eligible listings receive opportunities, based on its own criteria, including historical guest demand for similar listings in your area. Not every listing receives opportunities, and the number can change over time. If none appear for your listing, Airbnb hasn't identified any for that property yet. You don't need to do anything.
How it works
- Airbnb identifies opportunity windows from historical high traveller demand for similar listings.
- Eligible opportunities appear in Settings > Channel Manager > Airbnb > Optimise for Airbnb.
- You review the suggested stay dates and can adjust them within the allowed range.
- If you opt in, the selected stay dates stay open on Airbnb and are restricted on your other connected channels during the booking window.
- When the booking window ends, Beds24 removes the restrictions automatically and the stay dates are available to the other channels again.
- You can opt out at any time.
Important: The restrictions apply only to connected channels managed through Channel Inventory. Your direct booking availability and prices aren't changed.
Manage opportunities
Eligible opportunities appear automatically, per listing. For each opportunity, you can:
- Review the booking window and the suggested stay dates.
- Adjust the stay dates within the allowed range.
- Activate or deactivate the opportunity.
- Opt in all visible listings at once.
- Filter opportunities by property.
To save time, click Opt In All Listings to activate the eligible opportunities of all visible listings at once. Date changes to a single opportunity still have to be reviewed and saved separately.
Opportunity fields

Statuses
| Status | Meaning |

| OFF | The opportunity is available but not activated. |
| ON | The opportunity is active and the restrictions apply. |
| Expired | The booking window has ended and the opportunity is no longer active. |
Activate or deactivate an opportunity
- Open the Optimise for Airbnb tab and review the available opportunities.
- Adjust the suggested stay dates if you want.
- Turn on the toggle for the opportunity.
- Click Save selections.
To deactivate an active opportunity, turn off the toggle and click Save selections. Existing bookings aren't affected.
View restricted availability
Go to Settings > Channel Manager > Channel Inventory. It shows the availability sent to each connected channel. For active opportunities, the selected stay dates stay open for Airbnb and are restricted for the other channels during the booking window. See Channel Inventory.
Important notes
- Bookings aren't guaranteed during any exclusivity window. Airbnb makes no representations or warranties about the likelihood of a listing receiving bookings during any suggested or selected period of exclusivity.
- Airbnb may stop offering Optimise for Airbnb at its discretion and may limit the number of exclusive listings in an area. There is no guarantee that the feature will be available to any host.
