See in Settings > Channel Manager > Airbnb > View Content what content Beds24 will send to your Airbnb listing, and what Airbnb requires for it. The table shows the name of the listing at Airbnb, a link to the Beds24 setting where you enter or change each value, and what will be sent.
Note: Content is only sent with sync type Everything. With Prices and Availability or Limited, only pricing, and taxes and fees, are sent, and you manage the rest of the content at Airbnb. See Sync types.
Quick Guide
- Go to Settings > Channel Manager > Airbnb > View Content.
- Click the link next to a value to change it in Beds24. Values that don't meet Airbnb's requirements are highlighted in red.
- Go to Settings > Channel Manager > Airbnb > Mapping and click Update to send the changes to Airbnb.

Airbnb content requirements
With sync type Everything, make all content changes in Beds24, not at Airbnb: changes at Airbnb are overwritten with the next update. Airbnb requires:
- No phone numbers, email addresses or URLs in the host profile.
- No internal housing codes in the name.
- Unique, well-written descriptions with paragraph breaks and spacing. Content in ALL CAPS gets the listing rejected.
- In France only: B&B listings must have "B&B" in the title.
For values that only apply to Airbnb, go to Settings > Channel Manager > Airbnb > Specific Content or click Edit specific content for Airbnb. See Specific content for Airbnb.
Languages
Content is sent in the default booking page language set in Settings > Booking Engine > Internationalization.
If you've activated several languages and entered your descriptions in them, set Allow Multi-Language = Yes in Settings > Channel Manager > Airbnb > Specific Content to send them all. Read the context help before you change the setting.
Airbnb and Beds24 support: Bahasa Indonesia, Català, Dansk, Deutsch, English, Español, Ελληνικά, Français, Hrvatski, Italiano, Magyar, Nederlands, Norsk, Polski, Português, Suomi, Svenska, Íslenska, Čeština, Русский, עברית, ภาษาไทย, 中文, 日本語 and 한국어.
Property type
Select most Airbnb property types in Settings > Properties > Description. Add other Airbnb property types as Custom values in Settings > Channel Manager > Airbnb > Specific Content.
Bedrooms and bathrooms
Bedrooms and bathrooms are set with feature codes in the Features field, in Settings > Properties > Rooms > Setup.
- Click Edit next to Features.
- In the pop-up, click Bedroom or Bathroom.
- Set the type and use the selectors to define what's in each room. Define every bedroom and bathroom.
- If you have more than 2 rooms, click Close and Save. When you click Edit again, more rooms are added.
- Close the pop-up and click Save.
You can also type the codes yourself, see All feature codes.
Warning: Set up bedrooms and bathrooms either on the property or on the room. If you set them up on both, they're doubled. Don't send extra bathroom amenities if you have a full bathroom.
- Airbnb requires studio apartments to have 1 bedroom.
- Properties with more than 10 bedrooms must be listed with 10 bedrooms. Airbnb shows this as "10+ bedrooms".
- If you add a crib in a bedroom, Airbnb shows it as a bed. To avoid this, add
CRIBon a new line instead. - A murphy bed is sent as a single bed.
- Airbnb doesn't support all the features available in Beds24.
Amenities
Set amenities up for the property in Settings > Properties > Description, or per room in Settings > Properties > Rooms > Setup. Amenities on the property apply to all its rooms automatically. Only set up an amenity on a room if it applies to that room alone, and don't create duplicates.
- Example: all units have wifi. Set wifi up in Settings > Properties > Description, and it applies to all rooms.
- Example: one unit has wifi and another doesn't. Set wifi up in Settings > Properties > Rooms > Setup.
- Click Edit next to Features.
- In the pop-up, click Amenities and tick the amenities you provide.
- Close the pop-up and click Save.
- For Essentials, tick linens, towels and toiletries.
- If you don't select child-friendly amenities, Airbnb might classify your listing as "Not safe or suitable for children (0-12 years)".
- Airbnb doesn't support all feature codes. Make sure you pick at least five features Airbnb supports.
Warning: Airbnb requires a picture for each accessibility amenity, which it reviews. Add these amenities with their pictures as Custom values in Settings > Channel Manager > Airbnb > Specific Content, see Accessibility. The accessibility codes are listed under All feature codes.
Pictures
Choose which pictures are used in Settings > Channel Manager > Airbnb > Specific Content, and enter a caption for every picture. Airbnb requires:
- at least one high-resolution picture (800x500 pixels) per listing
- photos of the bedrooms, so guests can see the accommodation
- no stock photos, no watermarks other than Airbnb's, and no contact details (email addresses or phone numbers) in photos. Listings with these are rejected.
Warning: Airbnb requires captions. If you change pictures, change or add the caption in Settings > Booking Engine > Pictures so Airbnb recognises the new picture. See Pictures.
Warning: Be careful changing pictures if your listing is in an Airbnb category. If you remove or change the picture Airbnb chose for the category, your listing is removed from the category.
Check-in and check-out
Set Check-in start, Check-in end and Check-out end in Settings > Channel Manager > Property Content. Airbnb requires at least two hours between check-in start and check-in end.
To send different times to Airbnb than to other channels, send 25 for check-in, send 25 or 26 for check-out, or offer flexible check-in, add a Custom value in Settings > Channel Manager > Airbnb > Specific Content. See Specific content for Airbnb.
House rules and children
- Airbnb counts children from 2 to 12 years as guests. Infants from 0 to 2 years aren't counted.
- Children are allowed by default. To disallow children or infants, use the feature codes for children not allowed, infants not allowed or adults only (
CHILDREN_NOT_ALLOWED,INFANTS_NOT_ALLOWED,ADULTS_ONLY). - If you don't allow children or infants, Airbnb requires a text explanation. Add it, and optional descriptions of your house rules, as Custom values in Specific Content. See House rules and children.
All feature codes
You can add bedrooms, bathrooms and amenities by typing the feature codes exactly as listed below into the Features field, separated by spaces. Airbnb doesn't support all Beds24 feature codes, and some Airbnb-only features can be added this way. These codes are supported.
