Sell two or more rooms individually and, at the same time, together as a suite. The suite is a virtual room that needs availability in all its real rooms, and a booking in one closes the other through a mirror booking.
Warning: Test your dependencies thoroughly. Connecting one physical room more than once to a booking channel risks overbookings. See How to setup Room Linking and Dependencies.
Quick Guide
- In Settings > Properties > Rooms, create the real rooms and a virtual room for the suite.
- In Settings > Properties > Rooms > Dependencies, make the suite require availability in the real rooms with Combination Logic = All rooms must be available.
- Set Include Bookings from = the suite for each real room.

- How it works
- Example 1: Single and double room sold as a suite
- Example 2: Two identical rooms of one room type sold as a suite
- Example 3: Two suites sharing a room
- Example 4: One room of a room type combined into a suite
How it works
- You sell the rooms individually or as a suite.
- The virtual room (suite) needs availability in all of the real rooms.
- Bookings are assigned to the booked room or suite, and a mirror booking in the other rooms or suite closes their availability.
In every example, create the rooms in Settings > Properties > Rooms, set them up in Settings > Properties > Rooms > Setup (use the context help (?) for further setup instructions) and set the dependencies in Settings > Properties > Rooms > Dependencies.
Example 1: Single and double room sold as a suite
A B&B has 2 rooms, a single and a double. They can be sold individually or together as a suite.
- Create the real rooms: Double with Quantity = 1 and Single with Quantity = 1.
- Create the virtual room Suite.
- Set the dependencies:
| Setting | Suite | Double | Single |
|---|---|---|---|
| Requires Availability in | Double, Single | Nothing selected | Nothing selected |
| Combination Logic | All rooms must be available | Sum of all bookings | Sum of all bookings |
| Dependency Level | Ignore Sub Dependencies | Ignore Sub Dependencies | Ignore Sub Dependencies |
| Include Bookings from | Optional: the real rooms, to see their bookings in the suite | Suite | Suite |
| Assign Bookings to | This Room | This Room | This Room |
Example 2: Two identical rooms of one room type sold as a suite
A lodging has 2 identical rooms set up as one room type with a quantity of 2. The rooms can be sold individually or together as a suite.
- Create the real room type Rooms with a Name and Quantity = 2.
- Create the virtual room Suite with a Name and Quantity = 1.
- Set the dependencies:
| Setting | Suite | Rooms |
|---|---|---|
| Requires Availability in | Rooms | Suite |
| Combination Logic | 2 units must be available | Sum of all bookings |
| Dependency Level | Ignore Sub Dependencies | Ignore Sub Dependencies |
| Include Bookings from | Optional: Rooms, to see their bookings in the suite | Suite |
| Assign Bookings to | This Room | This Room |
Note: If you use Include Bookings from in the suite, the unit allocation within its units doesn't work.
Example 3: Two suites sharing a room
A lodging has a double room and a twin room. The twin room is also sold as a king room. The double and the twin are sold as Suite 1, and the double and the king as Suite 2. The 2 real rooms, the king room and the 2 suites can all be sold separately.
- Create the real rooms Double and Twin, each with Quantity = 1.
- Create the virtual rooms King, Suite 1 and Suite 2, each with Quantity = 1.
- Set the dependencies (Dependency Level = Ignore Sub Dependencies and Assign Bookings to = This Room for all rooms):
| Room | Requires Availability in | Combination Logic | Include Bookings from |
|---|---|---|---|
| King | Twin | Sum of all bookings | Nothing selected |
| Suite 1 | Twin and Double | All rooms must be available | Nothing selected |
| Suite 2 | King and Double | All rooms must be available | Nothing selected |
| Double | Nothing selected | Sum of all bookings | Suite 1, Suite 2 |
| Twin | Nothing selected | Sum of all bookings | King, Suite 1, Suite 2 |
Example 4: One room of a room type combined into a suite
A B&B has 3 standard rooms (Tulip, Iris, Rose) and one economy room. Tulip can be combined with the economy room to form a suite.
- Create the real rooms:
- Room type standard: Name = Iris and Rose, Quantity = 2, Sell Priority = Hide to hide it from your booking page.
- Standard room: Name = Tulip, Quantity = 1, Sell Priority = Hide.
- Economy room: Name = Economy, Quantity = 1.
- Create the virtual rooms:
- Room type standard: Name = Standard, Quantity = 3.
- Room type suite: Name = Suite, Quantity = 1.
- Set the dependencies:
| Room | Requires Availability in | Combination Logic | Include Bookings from | Assign Bookings to |
|---|---|---|---|---|
| Standard (virtual) | Iris and Rose, then Tulip | Sum of all bookings | Nothing selected | First Available Dependency Room |
| Suite | Tulip, Economy | All rooms must be available | Nothing selected | This Room |
| Tulip | Nothing selected | Sum of all bookings | Suite | This Room |
| Economy | Nothing selected | Sum of all bookings | Suite | This Room |
Expected result: Booking the suite closes both of its rooms, and booking one of its rooms closes the suite.
