Booking.com: Create and update properties and rooms on Booking.com

With a Booking.com group account, you can create properties and rooms on Booking.com from Beds24 in Settings > Channel Manager > Booking.com > Sync Content, and later update their content and pictures from Beds24. This is only available for verified Beds24 accounts: the verification starts with step 1 below.

Note: This creates a new property on Booking.com. If the property is already on Booking.com, connect it instead, see Booking.com: Synchronise bookings prices availability. To create the property in Beds24 from Booking.com, see Booking.com: Import Properties from Booking.com to Beds24.

Quick Guide

  1. Register your Booking.com legal entity ID with Beds24.
  2. Check your content with View content and fix any problems.
  3. In Sync Content, click Send to Booking.com for the property, then create each room.
  4. Check Price Data and set Activate = Activate in Mapping.
  5. Assign pictures, open the property and check its status.

Minimum requirements

Booking.com doesn't set your listing live unless you meet these requirements:

  • a complete address, phone number, latitude and longitude
  • at least one amenity per room
  • the bed configuration for each bedroom
  • property titles with Latin letters A–Z only: no numeric codes or non-Latin characters
  • photos of at least 1024 x 683 px, with no watermarks, logos or contact details
  • a cancellation policy
  • a licence number, if your location requires one. Enter it in Beds24 so it can be sent.

For where to set each item of content, see Content for Booking.com.

Rate plans and prices

  • Properties sent from Beds24 use Occupancy Pricing (OBP), so you can send prices for different occupancies.
  • One rate plan is created, and its rate ID is filled in automatically in Settings > Channel Manager > Booking.com > Mapping.
  • For more rate plans, for example a non-refundable rate or a rate with meals, see Booking.com: Create Booking.com Rate Plans in Beds24.
  • Prices with Booking.com ticked are sent. Click View Actual Data to check which prices and availability will be sent. See Prices for Booking.com.

Limitations

  • Booking.com may use the descriptions you send to enhance the property description rather than publish them exactly.
  • Extra fees and taxes can't be included in the accommodation price.
  • These can't be sent. Add them in the Booking.com extranet, or ask Booking.com support for help: "Nearest" features, extra bed options, extra child options, prepayment, how-to-arrive texts, added attractions and transit texts.

Send a new property to Booking.com

Follow the steps in order.

You need a Booking.com group account. Group accounts have a Group Home tab when you log in to Booking.com.

  • You see a Group Home tab: open a support ticket with the Support button in the top left of your control panel and include your legal entity ID. Beds24 stores it for you.
  • You don't see a Group Home tab: click Request Legal Entity ID, check and correct your corporate information in Beds24, and click Send Request. Booking.com emails you a contract to sign.

Note: Until you've connected at least one property, Check Status shows Partner Card not found for the given data. Ignore it: Booking.com only recognises the link between the legal entity ID and Beds24 once you've sent an interface request or a property.

Step 2: Check your content

  1. Click View content. If you see problems, use the links in the Settings column to go to the setting and fix them.
  2. Existing Beds24 fields are sent as far as possible. Enter information only for Booking.com in Settings > Channel Manager > Booking.com > Specific Content.

Warning: Make sure your property address, latitude and longitude are correct. You can't change them later.

Step 3: Send the property and rooms

  1. Go to Settings > Channel Manager > Booking.com > Sync Content.
  2. Click Send to Booking.com to create the property. Fix any errors. When you see Success, the property is created.
  3. Click the Room button next to a room and select Get allowed room names. An English room name is mandatory. For a room name in a local language as well, select it in Settings > Channel Manager > Booking.com > Specific Room Content > Room Type Names from the get names list.
  4. Click Create at Booking.com to create the room. Fix any errors. When you see Success, the room is sent. Repeat for each room.
  5. Click the Property button next to the property and select Check Status. Fix errors (red) and check again. Warnings (yellow) should be fixed but aren't mandatory.
  6. Go to Settings > Channel Manager > Booking.com > Mapping and click Price Data to check which prices and availability will be sent. Adjust your prices if needed.
  7. Set Activate = Activate to send prices and availability to Booking.com.

Step 4: Assign pictures

Booking.com puts all pictures Beds24 sends into the property's picture gallery. Wait a few minutes for Booking.com to process them, then click Update to Booking.com for your rooms to assign the pictures to them.

Step 5: Open the property

  1. Click the Property button next to the property and select Open Property.
  2. Click Check Status. Properties with status XML Ready to Open open automatically within 24 hours.

Note: Your connection must be activated for content. If you see Access denied, change the connection type in your Booking.com account and try again. See Connection and access errors.

Check your status on Booking.com

Go to Settings > Channel Manager > Booking.com > Sync Content and click Check Status to see your property's status and score at Booking.com, with suggestions for improving its performance.

Status Meaning and what to do
XML: Being built The property is being built. Check that you've sent the rooms (step 3).
XML: Ready to check The property is registered and Booking.com is reviewing its information.
XML: Ready to open Booking.com has reviewed the property. Open it (step 5).

For the statuses of a live property (Open / Bookable, Autoclosed, Duplicate, Closed), see Check the connection.

Add countries to your legal entity ID

At first, the country of the legal entity and the country of the property must be the same. Once at least one property is connected to Beds24, you can add countries:

  1. Click View details. Your Contract Countries are at the bottom.
  2. Click Add Countries.

Update content at Booking.com

Update pictures, house rules and content for properties, and pictures and content for rooms.

  1. Go to Settings > Channel Manager > Booking.com > Sync Content.
  2. Click View content to see what will be sent.
  3. Click Update to Booking.com for the property or room, select what you want to send and click Confirm.

Warning: Updating overwrites all existing content at Booking.com, including changes you made directly in the Booking.com extranet.

Tip: To change the pictures of a room, update the property first, wait a few minutes for Booking.com to process the pictures, then click Update to Booking.com for the room.

Close a property or disconnect

  • To stop Beds24 sending data, untick Inventory and Prices and Bookings. The data stays at Booking.com and the property is still bookable.
  • To close a property on Booking.com, click Manage Content, click the ... button next to the property and select Close Property.
  • To disconnect the channel manager completely, see Disconnect Booking.com.

Troubleshooting

For errors when you send or update a property or room, see Property and content errors.
