Airbnb Rate Plans

Use Airbnb rate plans to offer a refundable and a non-refundable option with your own prices, cancellation policy and availability for each, instead of Airbnb's fixed discount. Rate plans also keep you in parity with channels that use rate plans, such as Booking.com and Expedia. You manage them in Settings > Channel Manager > Airbnb > Rate Plans.

Quick Guide

  1. Create your rate plans in the Airbnb inventory grid.
  2. In Settings > Channel Manager > Airbnb > Mapping, set Pricing Model = Rate Plans for all listings in the Airbnb account.
  3. Map your primary rate plan with Get Codes, then map the other rate plans in the Enable list of each daily price or on the Channels tab of each fixed price.

How rate plans work

You can create up to 10 rate plans. Rate plans are stored at the level of the Airbnb host account and then applied to specific listings, so they can be used for all listings in the account.

  • With daily prices, the daily price is sent including occupancy. Several occupancy prices can be sent on each rate plan, and the extra person price is sent.
  • With fixed prices, the single, double and room price are sent. The room price is sent for the specified occupancy, and several prices with different occupancies can be sent on the same rate plan. Extra person and extra child prices, and discounts on the Discounts tab of fixed prices, can't be sent.
  • To send prices for different lengths of stay, you need a rate plan for each.
  • The minimum and maximum stays set in the calendar, daily prices or fixed prices are sent.

For how rate plans compare with the other Airbnb pricing models, see Pricing models.

Limitations

  • Airbnb enables rate plans for the whole host account. If you set one listing to rate plans, all listings in the account must use them, and Airbnb changes the calendar view for all of them to the inventory grid. You can still open the Airbnb multi-calendar.
  • Airbnb doesn't support booking modifications for listings with rate plans. The guest has to cancel and book again.
  • Airbnb doesn't allow request bookings with rate plans.
  • Special offers and meal rate plans aren't supported.
  • The maximum number of occupancy prices is 16.
  • Prices are sent for up to one year ahead. If you need more than 365 days, use Per Day Pricing or Per Occupancy Pricing.
  • Rate plans aren't available for listings in Italy or China. Hosts with at least one listing in these countries can't use rate plans.
  • Listings with rate plans can't be booked by guests from China.
  • You can only change the pricing model in Beds24.

Warning: Don't disconnect a listing that uses rate plans. To disconnect it, first set it to Per Day Pricing or Per Occupancy Pricing in Beds24.

What guests see on Airbnb

Airbnb shows guests at most two rate plans at a time: one refundable and one non-refundable, picked on price and flexibility.

Rate plan type Cancellation policies Shown to guests
Refundable Flexible, moderate and strict (strict_14_with_grace_period) Of several refundable rate plans, only the one with the most flexible cancellation policy.
Non-refundable non_refundable, super_strict_30 and super_strict_60 Of several non-refundable rate plans, only the one with the lowest rate.

If you have both types, guests see the most flexible refundable rate plan and the cheapest non-refundable one.

Set up rate plans

Prerequisites: a daily price or rate in Beds24 for each rate plan. It can hold extra restrictions, such as days in advance, minimum stay and the days of the week the rate plan is available.

Step 1: Create rate plans at Airbnb

  1. Log in to your Airbnb account and open the Airbnb inventory grid, the Airbnb calendar view for accounts that use rate plans.
  2. Click Manage Rate Plans and create your rate plans. For different prices by length of stay, create a rate plan for each.

Step 2: Switch all listings in the account to rate plans

Go to Settings > Channel Manager > Airbnb > Mapping and set Pricing Model = Rate Plans. Airbnb recommends changing all listings in the same Airbnb account, because one listing with rate plans changes the calendar view for all of them.

Tip: Once your listings use rate plans, you can create more rate plans directly in Beds24 in Settings > Channel Manager > Airbnb > Rate Plans.

Step 3: Map the rate plans

  1. In Settings > Channel Manager > Airbnb > Mapping, click Get Codes next to Rate Plans and map your primary Airbnb rate plan.
  2. Open each price for the other rate plans. Click Get Codes in the Enable list of the daily price, or on the Channels tab of the fixed price, and enter the Airbnb rate plan for it.

Expected result: Every Airbnb rate plan is mapped to a price in Beds24. Map all rate plans: Beds24 needs them for reservation checks and to deliver reservations. You can't leave some rate plans unmapped and manage them directly at Airbnb. For more on mapping rate codes, see Map channel rate codes.

Edit or delete a rate plan

  1. In Settings > Channel Manager > Airbnb > Rate Plans, click Edit next to the rate plan.
  2. Change the settings and click Save.

Warning: When you edit a rate plan in Beds24, all settings made for it in the Airbnb extranet are lost.

To delete a rate plan, log in to your Airbnb extranet.
