Divide a house into separately bookable units

Use room dependencies to offer a house as a whole and, at the same time, rent its apartments or rooms individually. The whole house needs availability in all its parts, and each part includes the bookings of the house so a booking in one closes the other.

Warning: Test your dependencies thoroughly. If you connect one physical room more than once to a booking channel that lets guests book more than one room or unit in one booking, you risk overbookings. Selling rooms in different layouts works fine for the booking page and for channels where guests can book only one room or unit at a time. Quick Guide

1. In Settings > Properties > Rooms, create a room for the whole house and one for each part.
2. In Settings > Properties > Rooms > Dependencies, set the house to require availability in all parts with Combination Logic = All rooms must be available.
3. Set Include Bookings from = House for each part. Leave all other settings at the defaults.

In every example, create the rooms in Settings > Properties > Rooms and set the dependencies in Settings > Properties > Rooms > Dependencies. Settings not listed stay at the defaults.

Example 1: House or 3 apartments

A holiday house has three separately bookable apartments (Apartment1, Apartment2, Apartment3) and can also be rented in full. You need four rooms: House, Apartment1, Apartment2 and Apartment3.

Example 2: House, 2 apartments or 3 apartments

A holiday house has two separate apartments (Apartment1 and Apartment2). Apartment2 can be split into two separately bookable apartments (Apartment2A and Apartment2B). The complete house is also for rent. You need five rooms: House, Apartment1, Apartment2, Apartment2A and Apartment2B.

Example 3: House, flat or 3 B&B rooms

A lodging rents 3 rooms individually as B&B rooms or all together as a flat. The flat is also offered as a house (the house and the flat are really the same). You need five rooms: House, Flat, Room 1, Room 2 and Room 3.

Example 4: House, 2 apartments or individual rooms

A holiday house has 2 apartments (Apartment A and Apartment B) that are rented together and individually. Apartment B has 3 rooms that are also rented separately. You need six rooms: House, Apartment A, Apartment B, Room 1, Room 2 and Room 3.

Example 5: House, private rooms and dorm beds

A property has 2 individual rooms and 2 dorms with 4 beds each. It sells the 2 rooms, the dorm beds and the entire property, but not the dorms as private rooms. You need seven rooms.

Step 1: Create the rooms

In Settings > Properties > Rooms, create the rooms with these settings. For the dorms, see How to - Hostel and Retreat Setup.

Example 6: Whole house only during a certain period

A holiday house has three separately bookable apartments and can be rented in full, set up as in Example 1. During special holiday periods, you want to sell only the entire house.

1. For the 3 apartments and the entire house, go to Settings > Properties > Offers > Offer 4:
   • Create Offer 4, for example "Christmas Special".
   • Set Minimum days.
   • Set Show = Only when available.
2. Create a price for this period with Offer = 4.
3. In Settings > Properties > Offers > Offer 1, set Show = Only when available.
4. In the Calendar for the 3 apartments:
   • Click in the Override row and set it to No Checkin/Checkout.
   • Set a minimum stay if it isn't already in your price.
5. In Settings > Booking Engine > Property Booking Page > Configuration, set Room Order = Hide.

Expected result: Over the holiday period, the apartments disappear from your booking page and only the entire house shows.

Once this works on your booking page (the Beds24 setting in the price), enable it for the appropriate channels and test the availability and prices sent to the channels fully.

Example 7: Whole house on weekends, apartments on weekdays

A property has two separately bookable apartments (Apartment 1 and Apartment 2) and can be rented in full, set up as in Example 1. You want to sell the individual apartments on weekdays only and the entire house on weekends only.

1. For the 2 apartments and the entire house, go to Settings > Properties > Offers > Offer 1:
   • Set Minimum days.
   • Set Show = Only when available.
2. Create a rate or daily price with Offer = 1.
   • With Daily Prices: in the Calendar, enter prices for the entire house on weekend days only, and for the apartments on weekdays only.
   • With rates: set Minimum days and set Rate Allowed for weekdays or weekends as appropriate for each apartment and the entire house.
3. In Settings > Booking Engine > Property Booking Page > Configuration, set Room Order = Hide.

Expected result: Rooms disappear from your booking page when they aren't available.

Once this works on your booking page (the beds24.com setting in the rate or daily price), enable it for the appropriate channels and test the availability and prices sent to the channels fully.

Example 8: House or 3 apartments of 2 types

A holiday house has three separately bookable apartments, two of type A and one of type B, and can be rented in full only if all 3 apartments are available. You need three rooms: House (quantity 1), ApartmentA (quantity 2) and ApartmentB (quantity 1).
