See in Settings > Channel Manager > Booking.com > View Content what content Beds24 will send to your Booking.com listing. The table shows the name of each item at Booking.com, a link to the Beds24 setting where you enter or change it, and what will be sent. Content is sent when you create a property from Beds24 or update its content.
Quick Guide
- Go to Settings > Channel Manager > Booking.com > View Content.
- Click the link next to an item to change it in Beds24.
- Go to Settings > Channel Manager > Booking.com > Sync Content and click Update to Booking.com to send the changes.

Values that only apply to Booking.com go in Custom in Settings > Channel Manager > Booking.com > Specific Property Content or Specific Room Content. The context help (question mark icon) next to Custom lists the values you can use.
Property description
- Settings > Channel Manager > Property Content > Property Description is used for all channels.
- Settings > Channel Manager > Booking.com > Specific Property Content > Description is only for Booking.com. If both are filled in, Booking.com gets this one.
The description is sent when you create or update a property. Booking.com uses it to enhance the property description guests see, to support AI-generated answers to guest questions, and for more context about the property and destination. Booking.com may not publish it exactly as written, may use parts of it or combine it with existing content, or may not show it at all. Clear and detailed information improves how your property is presented.
Invoice settings and contacts
Set these in Settings > Channel Manager > Booking.com > Specific Property Content. They only apply to Booking.com.

Policies and house rules
Pets, smoking and events are property features. Select them under Features in Settings > Properties > Description, or enter the feature code.

Cancellation policies: in Settings > Channel Manager > Booking.com > Specific Property Content > Policies, tick the policies that apply to your property.
Fees and taxes
Add fees and taxes in Custom in Settings > Channel Manager > Booking.com > Specific Property Content. For example, VATRATEPERCENT 19 sends a VAT rate of 19% to Booking.com.
Bedrooms and bathrooms
Set up bedrooms and bathrooms with feature codes in the Features field, either for the property (Settings > Properties > Description) or per room (Settings > Properties > Rooms > Setup):
- Set up what applies to all rooms with the property. It's applied to every room automatically. Example: all units have one king bed and one bathroom.
- Set up what applies to one room only in the room. Example: one unit has one bedroom and another has two.
Warning: Set up bedrooms and bathrooms in the property or in the room, not both, or they're counted twice.
- Click Edit next to the Features field.
- In the pop-up, click Bedroom or Bathroom, set the type and use the selectors to define what each room has.
- Define every bedroom and bathroom. For more than 2 rooms, click Close and Save: more rooms are added when you click Edit again.
- Close the pop-up and click Save.
To send more bathroom features, copy the codes from Bathroom feature codes into the Features field. For bathroom attributes, add them as a single line in Custom in Settings > Channel Manager > Booking.com > Specific Room Content.

Booking.com validates bathrooms as follows. For homes and hostels, specify several bathrooms with one bathroom per line.

Meals and accepted payments
- Meals: if you offer meals, set them in Custom in Settings > Channel Manager > Booking.com > Specific Property Content.
- Accepted payments: the card types ticked in Settings > Payments > Credit Card Collection are sent. If none are ticked, Cash only is sent. Whether Booking.com sends CVC and card details to Beds24 is set in your Booking.com extranet; ask Booking.com support if you need help.
Amenities
Set amenities for the property (Settings > Properties > Description) or per room (Settings > Properties > Rooms > Setup). As with bedrooms, set up what applies to all rooms with the property, and what applies to one room in the room, without duplicates. Example: if all units have Wi-Fi, set it with the property; if only one has it, set it in that room.
- Click Edit next to the Features field.
- In the pop-up, click Amenities and tick the amenities you provide.
- Close the pop-up and click Save.
Note: Booking.com amenities aren't the same as the Beds24 features. To send Booking.com amenities that aren't in the pop-up, add their codes from All feature codes.
Pictures
- Pictures active for the property or room in Settings > Booking Engine > Pictures are sent. See Pictures.
- Booking.com requires tags. Add them in Settings > Booking Engine > Pictures with the Manage button. See All photo tags.
- Booking.com puts all pictures into the property's gallery. To assign them to rooms, update the property first, wait a few minutes for Booking.com to process the pictures, then click Update to Booking.com for the rooms.
Security deposit
Set a security deposit in one of two places:
- Settings > Channel Manager > Property Content > Room Content. The default is payment in cash at check-in and return in cash at check-out. This is only used if the deposit is the same for all room types in the property; if it differs between room types, it's ignored.
- Custom in Settings > Channel Manager > Booking.com > Specific Property Content, where you also set how and when it's paid and returned. This overrides the Room Content setting.
The custom value starts with SECURITYDEPOSIT and the amount, followed by one value from each group:

Example: guests pay a deposit of 100 by card 7 days before check-in, and get it back by PayPal 7 days after check-out:

SECURITYDEPOSIT 0 removes the deposit at Booking.com.
Licence and vacation rental settings

The second example sets up a car park that costs 16.99 per day, is named "THIS CAR PARK2b", has no indoor or outdoor type, is nearby, is for guests only and needs a reservation.
When you add a parking facility in the Features box, Beds24 uses these defaults. Override them with attributes in Custom.
