  2. Log in to Airbnb, click Allow and then Return.
  3. Click View Listings and Import your listings, or connect existing rooms in Mapping.

Capabilities and limitations

With a connected Airbnb account you can:

  • import listings from Airbnb, which creates properties or rooms in Beds24
  • create new listings on Airbnb from rooms in Beds24
  • connect existing Airbnb listings and choose to sync prices and availability only, or everything including your content and pictures (see Sync types)
  • import booking requests, if you choose to
  • communicate with Airbnb guests directly from Beds24

After you map your listings, Beds24 automatically sends prices and availability to Airbnb and imports bookings, modifications and cancellations. For how channels work in general, see How the Channel Manager works.

Limitations

  • Beds24 can connect all Airbnb hosts who are eligible to use the Airbnb API.
  • Airbnb restricts API access in some cities. If you're not sure you can use the API connection, ask Airbnb support to check with your market manager.
  • If you can't use the API connection, use Airbnb iCal to sync calendars only.
  • Hosts in bigger cities in Germany, Austria and Switzerland can use the API connection if they enter an imprint in their Airbnb profile (under Account, German only).

Co-hosts

Airbnb doesn't let co-hosts connect or disconnect listings. Only owners can make API connections, so a co-host can't connect co-hosted listings through Beds24 or any other channel manager. Instead:

  • Ask the host to transfer their account to you.
  • Or let your hosts connect their Airbnb accounts to Beds24 themselves:
    • Create a (temporary) subaccount in Beds24 for each host. The host gets a login and connects their Airbnb account there.
    • If you manage a large number of properties, Beds24 can give you the Connect with Airbnb Account button. Your hosts use it outside Beds24, so they don't need to log in to Beds24 to allow the connection.

Connect an Airbnb account

  1. Go to Settings > Channel Manager > Airbnb > Accounts and click Connect with Airbnb.
  2. If you're not logged in to Airbnb, you see the Airbnb login screen. Log in to the Airbnb account you want to connect. Airbnb login screen
  3. On the authorisation page, check it's the account you want to connect. Agree to the Airbnb terms and click Allow. Airbnb authorisation page for Beds24
  4. Click Return to go back to Beds24. Return to Beds24 after authorising Airbnb

Expected result: Connect with Airbnb is replaced with View Listings. Click it to see all listings Airbnb makes available for import and connection for this account.

Connect several Airbnb accounts

To connect another Airbnb account, click Connect with Airbnb again. First log out of the Airbnb account you already connected.

Warning: Airbnb caches your login. To avoid being sent to the wrong Airbnb account, log out of Airbnb, close all browser windows and clear your cache. You should then be able to switch account, or see the Airbnb login screen and log in fresh.

Import listings from Airbnb

Import your Airbnb listings instead of setting them up manually, as a new property or as a room in a property you already have in Beds24.

Step 1: Import the listing

  1. Click View Listings to see all listings Airbnb makes available for this account.
  2. Click Import next to the listing.
  3. Choose whether to create a new property with a room or add a room to a property you already have.

Expected result: The new property or room shows in Settings > Properties > Rooms. Your prices are imported as daily prices.

Note: If Connected Room shows Unknown, Airbnb thinks the listing is connected but Beds24 can't identify the room, for example because it was deleted. Click Unlink and continue. If there's no Import button, log in to Airbnb and set the listing to manual.

  • Beds24 supports daily prices and occupancy prices for Airbnb. Adjust the pricing model in Settings > Channel Manager > Airbnb > Mapping if you need to, see Pricing models.
  • If you have an extra person price at Airbnb, adjust Max Guests and the Extra Person price in Prices > Daily Price Rules.

Step 2: Complete property and room information and prices

What you need to check before you map depends on the sync type you plan to use (Prices and Availability, Limited or Everything). See Sync types.

  1. Go to Settings > Channel Manager > Airbnb > View Content to see what will be sent, and click the links next to the settings to fill them in. The context help next to each setting explains it.
  2. Check that all fees are imported. Send other fees Airbnb supports as Custom values in Settings > Channel Manager > Airbnb > Specific Content > Custom, for example PETFEE 45. A linen fee is added to the cleaning fee at Airbnb. To use the booking engine too, add the cleaning fee in Settings > Properties > Upsell Items. See Fees and taxes.
  3. Check that all amenities are imported. Add property amenities in Settings > Properties > Description > Features (click edit amenities), and room amenities in Settings > Properties > Rooms > Setup > Features (click edit bedroom and edit bathroom). See Amenities.
  4. Add captions to your pictures. Pictures are imported without captions or descriptions. Update them before you complete the connection. See Pictures.

Warning: Always check View Content before you select sync type Everything. If you see a red Fix Content Errors button, your listing doesn't meet Airbnb's requirements.

Step 3: Map the room to update your Airbnb listing

Go to Settings > Channel Manager > Airbnb > Mapping to connect the room and import your upcoming bookings. See Connect listings you already have on Airbnb.

Warning: Blocked dates at Airbnb aren't imported. Block them in the Beds24 calendar.

Connect listings you already have on Airbnb

If you have listings on Airbnb that you don't want to import, connect them to existing rooms in Settings > Channel Manager > Airbnb > Mapping. See Connect listings you already have on Airbnb.

Create a new Airbnb account

If you don't have an Airbnb account yet, click Connect with Airbnb, then Sign up, and authorise Beds24 to connect.

Airbnb sign up screen

For the full steps and how to complete your Airbnb profile, see Create new Airbnb account. Then export your rooms to Airbnb in Settings > Channel Manager > Airbnb > Mapping, see Create a new listing.

Disconnect your Airbnb account

Click Disconnect next to the account. All listings in this Airbnb account are set to manual, so you manage them at Airbnb. To update a listing from Beds24 again, reconnect it. See Disconnect your Airbnb account.

Topic Answer
Who can use the API connection All customers. Airbnb support can tell you more about Airbnb's policies and restrictions.
API compared with iCal API changes are applied within a minute; iCal updates can take up to 24 hours. The API updates instantly, imports bookings with personal data, number of guests and price, imports modifications and cancellations, lets you message guests from the booking, creates listings, sends and updates content and pictures, and sends availability and prices. iCal only exports inventory and imports bookings with limited information (no guest name, price or email address), modifications and cancellations.
Using iCal and the API together You can use iCal or the API, but not both for the same room.
Existing Airbnb accounts You can connect an Airbnb account you already have, and connect several Airbnb accounts.
Agencies Agencies can use the API and connect several Airbnb host accounts.
Instant book and requests Listings managed by API are instant book by default, because instant book listings get more bookings and rank better. Beds24 strongly recommends instant book. Beds24 can set individual listings to request only, but Airbnb only allows this for listings that aren't on any other OTA with instant booking, such as Booking.com, Expedia, Ctrip or Agoda.
Confirming bookings Not needed. All API listings are instant book, so all bookings are confirmed. You can cancel bookings in the Airbnb extranet if you need to.
Blocked dates at Airbnb Not imported. Block the dates in your Beds24 calendar before you connect the listing.
Special prices Supported. See Setting Prices for Booking Channels.
Room types with several units Supported. You don't need a listing per unit, for example for 6 double rooms of the same type.
Notifications and confirmations Airbnb notifies you of new bookings and confirms the booking with the guest. Beds24 doesn't send a confirmation. To send one as well, set up an Auto Action email.
Guest communication Message guests directly from the booking in Beds24 through Airbnb messaging.
Payment Airbnb charges the guest and pays you by bank transfer or PayPal.
Guest modifications Airbnb emails you when a guest modifies a booking. If you agree, Beds24 imports the modification.
Languages You can send several languages, see Languages.
Dorms Airbnb supports dorms. See Dorms on Airbnb.
