Manage Airbnb promotions for your listings in Settings > Channel Manager > Airbnb > Promotions. Beds24 supports the New Listing Promotion, the Mobile-only Discount and the Top-rated Guests Discount.
Quick Guide
- Go to Settings > Channel Manager > Airbnb > Promotions.
- Click Activate next to the listing for the promotion you want.
- Click Deactivate to turn it off.

New Listing Promotion
The New Listing Promotion helps new listings get their first bookings faster and gain visibility on Airbnb. It applies a 20% discount to the first three bookings. When you export a new listing to Airbnb, you can choose whether to apply it before you send the listing, see Create a new listing.
The promotion is only available when:
- Smart Pricing is turned off.
- The listing has fewer than three bookings.
- Go to Settings > Channel Manager > Airbnb > Promotions.
- Click Activate next to the listing.
- To stop the promotion before it expires, click Deactivate.
Expected result: The first three bookings get the discount. After three bookings, the promotion expires automatically.
Note: Promotions don't stack with other discounts. If another discount is set, guests only get the New Listing Promotion.
Mobile-only Discount
The Mobile-only Discount gives a fixed 10% discount to guests who book in the Airbnb mobile app. Guests on desktop or the Airbnb mobile website see the standard price. The discount:
- shows discounted and strikethrough prices in the Airbnb mobile app
- can be combined with other Airbnb discounts where supported
- helps increase visibility in Airbnb mobile search results
- Go to Settings > Channel Manager > Airbnb > Promotions.
- Click Activate next to the listing. Click Deactivate to turn it off.
Note: Changes only apply to new bookings. Existing reservations aren't affected.
Top-rated Guests Discount
The Top-rated Guests Discount gives a fixed 15% discount on the nightly rate to Airbnb's top-rated guests: guests with at least 3 host reviews and an average guest rating of 4.8 or higher. The discount:
- applies only to the nightly rate, not to coupons or local taxes
- shows discounted prices, a promotion badge and strikethrough prices on Airbnb
- can be combined with other Airbnb discounts where supported
- helps increase visibility to eligible guests in Airbnb search results
- Go to Settings > Channel Manager > Airbnb > Promotions.
- Click Activate next to the listing. Click Deactivate to turn it off.
Note: Changes only apply to new bookings. Existing and pending reservations aren't affected.
